The riverfront community of Tiltonsville lies within the boundaries of Fractional Section Nos. 16 and 17 in Township Four and Range Two as established by the federal survey of 1787. The first official owner of Fractional Section No. 16 which includes the southern part of the town, was John Tilton, a patriot of the Revolution who came to the Ohio country in 1775. He purchased this land and full Section No. 22 from the United States at a land auction in Pittsburgh on November 25, 1796. Tilton paid $3,623.76 for 900 acres of land – half at the time of purchase and the balance on November 18, 1797; his deed by patents dated November 20, 1797, and it is signed by President John Adams. On March 14, 1798, John and Susannah Tilton sold 300 acres of this land, being a part of both sections, to Jacob Croes, William Skinner and Zachariah Sprigg for 1,209. They sold another 204 1/4 acres to their son, Joseph Tilton, on May 2, 1798 for $606. In 1806, John Tilton laid out the town of Tiltonsville into seventy-two lots, all within the boundaries of Fraction Section No. 16. Here, he resided until his death in 1810. In accordance with the provisions of his will, his land holdings were distributed to his wife and three sons. Susannah received 100 acres, including the town; Caleb inherited all of the land he then farmed, about 40 acres; Thomas received one-half of the residue, or 56 acres; and William was granted the remaining 56 acres. His oldest son, Joseph, became the proprietor of the town and began selling lots in 1816.
