In the name of God Amen. Be it remembered that I Charity Runner of Frederick County in the State of Maryland, being weakley, but of sound and perfect mind, memory and understanding, do make this my last will and testament in manner and form following, to wit; First I commit my soul into the hand of Almighty God, and my body to the earth, to be buried in a decent Christian like manner, and after my debts, and funeral expenses are satisfied (at the discretion of my executors) I devise and bequeath as follows.

Item, I give, bequeath and devise unto my two sons, John Runner and Daneil Runner, the plantation or farm, on which I now live, with the lands the reto belonging, comprhending all the lands which I hold and am seized of in ghe County aforesaid, being in part, part of a tract of land call ed "Deer Spring" and parts of other tracts with by reference to my title papers, will more fully describe forever, as tenants in common, and n ot as joint tenants, conditioned, that they the said Johan and Daneil (within a reasonable time after my decease) do have the said plantation and lands valued, by two reputable farmers, men of standing in society, and make themselves chargeable to the funds of my estate, with the valuation so made, and improvements which by said two sons, may have made on t he land, previous to such valuation such improvements not to be taken in to view in making the valuation as aforesaid - But in the event, that my two sons John and Daniel, should refuse or not be willing to take the land at the valuation to be made as aforesaid and make themselves chargable to the funds of my estate as herein before prescribed, in that event my will and desire is that my lands herein before described by sold by my executors hereinafter named, at such time, and on such terms as they may think most advantageous to my estate, not exceeding two years aft er my decease.

Item, I give and bequeath unto my two sons John Runner and Daniel Runner, to them their heirs and assigns my negro woman Ann, and her two children, namely Stephen and Tom, the said Ann to be free from slavery, and stand manumitted at the end of seven years from the day of the date of th is my last will and testament, and her two children, Stephen and Tom, and any other issue she may have during the said time, also to be free and stand manumitted from the times they shall respectively arrive to the a ges of thirty three years, Stephen now being four years of age, and Tom being two years of age, for which negroes my two sons John and Daniel shall make themselves chargeable to the funds of my estate on hundred dollars.

Item, I further give and bequeath unto my two sons John and Daniel Runner my two negroes, namely Abram, and Jo, to serve until they shall respectively arrive to the age of thirty three years, at which times they shall respectively stand manumitted and be free from slavery. Abram now being sixteen years of age and Jo being fourteen years of age, for which my two sons John and Daniel shall make themselves chargeable to the funds of my estate with the sum of five hundred dollars.

Item, I give and bequeath unto my daughter Catherine Rohr her heirs and assigns my negro girl named Susan, until the said Susan shall arrive to the age of thirty thre years at and from which time the said negro Susan, shall be free and stand manumitted from slavery, she now being three years old and should the said negro Susan have any issue during the time of her servitude such issues also to be free and stand manumitted from slavery at the age or ages of thirty three years, my old negro woman Luck, to be kept by my two sons John and Daniel Runner, and my daughter Catherine Rohr.

Item, My will and desire is I direct that all my wearing apparel be given to my four daughters, to be equally divided between themselves without being sold.

Item, My will and desire is, that all the rets and residue of my property not herein before disposed of, be sold by my excutors, hereinafter named and the proceeds thereof, together with the amount of the valuation of the land herein before recited (in case my two sons John and Daniel take the land at the valuation) or in the event of their not agreeing to take the land at such valuation, then the amount of the proceeds of the sale of the land at such valuation, then the amount of the proceeds of the sale of the land as herein before provided for, together with the sums with in expression for which my two sons John and Daniel are chargeable in consequence of the bequest of negroes to them also my debts due me, or money on hand at my death, all to be brought into account by my executors, and after payment of debts and funeral charges and other incidental expenses the residue to be paid and retained in the manner following to my sons John, Henry, Daniel, each on seventh part, to my daughters, Sharlette Wolf, Elizabeth Show, and Catherine Rohr, each one seventh part, the remaining seventh part, I leave in the hands of my executors, and to be paid over by them, or either of them, at their discretion, to my daughter, Ann Mary Kennedy, and in such manner that her husband shall not receive any part thereof.

Item and wheras I having heretofore made advancements to sevefal of my children, to wit: to Charlotte Wolf one hundred and fifty dollars for whigh I hold her note dated the 8 day of August 1808 made payable the 8th day of August 1809 - I also made a farther avancement until her of seventy dollars, for which I hold her note dated the 11th Sept. 1813 made payable twelve months after date. I have also advanced unto my daughter Elizabeth Show four hundred and fifty dollars for which I hold her note dated the 30th of October 1820 made payable twelve months after date. I have also advanced ot my daughter Ann Mary Kennedy sixty dollars for which I hold her note dated 2nd of November 1810 and made payable on demand, I farther advanced unto her one hundred and fifty dollars for which I also hold her note dated the 14th day of Sept. 1818 and made payable twelve months after date - my will and desire is that my daughters shall not be chargeable with any interest on the above recited notes, but that they shall be chargeable with the princial sums only in the manner of advancements.

Item, In the event of a sale of my lands, as hereinbefore provided for - I do hereby empour my executors, or the survivors (after payment of the purchase money) to make a good and sufficient deed to the purchaser the reof, or to his proper representatives.

Item my will and desire is, and I so direct, that in case my land should be sold as herein before recited, that my sons John and Daniel shall be allowed a reasonable compensation for any improvements they may have put, or made, on said land out of the proceeds of the sale thereof. Lastly I nominate and appoint my two sons John and Daniel Runner (who now live on my lands) my Executors of this my last will and testament, hereby revoking all former wills and testements by me made ratifying this and none other, as my only will and testament. In witness whereof I the said Charity Runner have hereunto set my name and affixed by seal this twenty third day of March in the year of our Lord eighteen hundred and twenty one.
